Tell me about it! We had two giant dead trees in front of the house when we moved in -- nothing was said about these two trees, even though they posed a huge insurance risk to us and our neighbors. Our house has Romex, which means someday my husband and I will have to rewire the place with conduit. Plumbing seems decent enough but we only have one toilet, so that helps. And central air? Yeah, no. WAY too expensive. The best thing we did was to put on a metal roof. It has nearly paid for itself already. Heat and air have not been high since we put it on, and there have been brutally cold winters and hot, humid summers.
